Rethinking Value: The Business Impact of Green Buildings
Too often, green building certification in Canada is judged through a narrow lens — focused primarily on upfront cost premiums. But in fact, certification delivers value throughout the life cycle of a building.
To better understand why owners pursue building certification through Leadership in Environmental and Energy Design (LEED®) and the Zero Carbon Building Standards™, and what value certified buildings generate, CAGBC and PriceWaterhouseCooper (PwC) undertook a national research study which resulted in 22 financial and building case studies across four asset classes — residential, institutional, logistics, and office.
Across these sectors, owners are increasingly turning to certification not simply as a sustainability measure, but as a tool for unlocking value. Certification can open doors to preferred financing and funding, signal readiness for evolving regulations, stabilize long-term operating performance, and meet rising expectations from investors and tenants. In many cases, it also strengthens resilience — helping assets remain competitive and avoid costly retrofits in a rapidly changing policy and climate landscape.
Green building certification is no longer just a discretionary sustainability measure — it is a core framework for managing risk, ensuring regulatory readiness, and future-proofing asset value.
