New option to earn energy points through green leasing

A new opportunity is available for LEED v4/4.1 BD+C: Core & Shell (CS) projects to earn points within EA credit Optimize Energy Performance through green leasing. Pilot Alternative Compliance Path (ACP) 159 Green Leases offers up to seven points through selection of one of five paths targeting green leasing.

Owners of Core and Shell projects will particularly appreciate that Paths 1 and 3 (three and five points, respectively) do not require executed (signed) leases. In addition, Path 2 requires only a single executed lease or tenant letter of attestation. Paths 4 and 5 require an executed lease.

Paths 1 and 2 (maximum of three and four points, respectively) offer new prescriptive options to green leases. Paths 3, 4, and 5, offer additional points where projects achieve “Green Lease Leaders” at Silver, Gold and Platinum level, respectively.

Green Lease Leaders is a recognition program that “provides guidance in leasing practices to advance mutually beneficial landlord-tenant relationships that lead to higher-performing buildings and healthier, more sustainable communities.” Canadian firms are among its leaders.
