Located approximately 8 kilometres southwest of Calgary’s downtown core, Westmount Corporate Campus is a suburban office building complex consisting of 5 separate buildings that were constructed between 2006 and 2013. The 26-acre development includes over 780,000 square feet of Class-A office space and approximately 10,000 square feet of retail amenities.
The Westmount office building at 4820 Richard Rd achieved Leadership in Energy and Environmental Design (LEED) Silver certification for its sustainability related construction measures. In addition, two of the five buildings are seeking to achieve LEED certification for sustainable operations.
Past retrofit activities
As none of the buildings at the Westmount campus have completed energy assessments, there are great opportunities to achieve energy efficiency improvements through the completion of benchmarking, and energy efficiency assessments, followed by the implementation of energy conservation measures. QuadReal will be investing resources and time toward improving the energy efficiency of the buildings at Westmount, and has a strong plan in place for the buildings to be improved to the high level of QuadReal’s other Class A office buildings are.
Future retrofit plans
In 2019, the Operational Analytics system will be established at the campus buildings. Operations Analytics is a data analytics approach and retro-commissioning process that can drive dramatic performance improvements in a stream-lined and efficient manner, as well as help to measure and monitor energy usage and benchmark the building performance.
The retro-commissioning process will help to sustain performance gains over the long-term utilizing data from the building automation system (BAS) and a data-driven approach to optimize building operations. As a result of building performance monitoring and control improvements, the Building Operations Team will be provided with an extra set of eyes on an ongoing basis to continually monitor, maintain, and improve this building’s performance.
In conjunction with the Operational Analytics system, intensive energy efficiency audits will be conducted to identify further operational measures that could improve the building’s energy performance.
QuadReal is also planning on implementing tenant submeters at the buildings, to track the energy consumption of each tenant and bill according to actual energy use. Tenant submetering has shown that it can help to reduce electricity use by over 10% after implementation.
