The Disclosure Challenge

The Canada Green Building Council’s Disclosure Challenge initiative champions the importance of data transparency in the Canadian real estate market and encourages the adoption of benchmarking and transparency actions across the country.

The Disclosure Challenge demonstrates the power and potential of sharing data in an interactive and coordinated way. When collected and shared, information on building performance can provide a foundation for enabling significant emissions reductions, energy efficiency improvements, and cost savings for building owners. However, these improvements are only made possible when owners, occupants, and legislators all have access to reliable building performance data.

Participants publicly share building data

The Disclosure Challenge’s inaugural participants, QuadReal Property GroupTriovest Realty Advisors Inc.Concert Properties Ltd.Colliers International, and the Minto Group, volunteered to share their portfolio-wide energy, water and carbon data through the Energy Star Portfolio Manager™ platform. They were joined by Brookfield Properties, Kingsett Capital, SHAPE Properties, and Golden Properties, adding 30 per cent more floor space to the Challenge.

These organizations have been fully transparent with all their available building data, demonstrating a commitment to the responsible management of their assets and, ultimately, to energy and greenhouse gas emissions reductions.

Tenants, investors, and the public are increasingly looking for information on sustainability commitments. In many European countries and some U.S. states and cities, tracking a building’s performance and publicly disclosing the data is standard practice. However, energy and emissions benchmarking and disclosure is in its infancy in Canada, where only the province of Ontario currently requires it for larger buildings.

With the Disclosure Challenge, participants demonstrate the value that data transparency can provide, as well as identifying recommended considerations to help streamline building performance data reporting and requirements at municipal and provincial levels.






The industry supports government action

Despite the commitment of the participating industry leaders, the first Disclosure Challenge report showed less than half (46 per cent) the buildings in the Challenge had complete data available, with gaps largely in the retail and industrial sectors.

In Full Disclosure – Industry Leadership on Transparency, CaGBC, along with Disclosure Challenge participants QuadReal Property Group, Triovest Realty Advisors Inc., Concert Properties Ltd., Colliers International, and the Minto Group, shared key lessons learned and recommendations.

Together, they issued a call for governments to help to mandate access to building data to ramp up the energy efficiency of Canada’s buildings.

Without government mandates to drive data disclosure, owners won’t have the visibility they need to get the best outcomes for their portfolios – and help Canada reach its emissions targets.


The CaGBC Disclosure Challenge was made possible through financial contributions from the Government of Canada (Natural Resources Canada). Additional support was provided by QuadReal and the Real Estate Foundation of B.C.


See building data at work

The Disclosure Challenge participants’ data is publicly available within the CaGBC Disclosure Challenge data visualization tool. The tool uses the Standard Energy Efficiency Data Platform™ (SEED Platform) to display the building performance data in an interactive map connected to energy-use tracking data sources.

There are over 740 buildings in the tool, from office and retail spaces to multi-family residential and industrial-type buildings. The data is spread across the country from Victoria to Montreal and includes buildings in Ottawa, Hamilton, Winnipeg, Lloydminster, Edmonton, Red Deer, and Vancouver.




Why data transparency is important

Tenants, investors, and the public are increasingly requesting information about sustainability commitments, including the actions taken and results achieved. While tracking a building’s performance and publicly disclosing the data is accepted practice in many European countries and U.S. states and cities, public energy disclosure is in its infancy in Canada, where only Ontario currently requires it.

With the Disclosure Challenge initiative, CaGBC aims to demonstrates the value of data transparency and remove barriers to enable municipal and provincial jurisdictions to move toward with the public reporting of building performance data.
