The release of LEED® Canada for Existing Buildings: Operations and Maintenance 2009 provides thousands of additional buildings the opportunity to certify their environmental performance.
The LEED Canada EB:O&M 2009 rating system helps building owners and operators measure operations, improvements and maintenance on a consistent scale, with the goal of maximizing operational efficiency while minimizing environmental impacts. LEED Canada EB:O&M 2009 addresses whole-building cleaning and maintenance issues (including chemical use), recycling programs, exterior maintenance programs, and systems upgrades.
LEED Canada EB:O&M certification is unlike any other LEED certification in that it focuses on the operation and maintenance phase of the building lifecycle rather than the construction phase. Buildings may be operated and maintained for decades, and so under this rating system they must file for recertification at least once every five years to maintain their LEED Canada EB:O&M status.
As recertification requires demonstration of compliance for the entire period of time since the last certification, LEED Canada EB:O&M 2009 represents an ongoing commitment by building operators to continuously assess the environmental performance their buildings.
The thresholds for LEED Canada EB:O&M 2009 are:
Certified: 40 points
Silver: 50 points
Gold: 60 points
Platinum: 80 points
Total available: 110 points

The Rating System outlines credit requirements and provides a credit checklist. The final version was posted August 18, 2009. It includes corrections to a few typographical errors and removes the Minimum Program Requirements section, which requires further consideration prior to implementation.

Fees for recertification will be announced shortly. Registration fees are paid at the time of registration. Certification fees are paid when the project’s documentation is submitted. Registration and certification fees are not refundable and may change at any time; certification fees may change between the time when a project is registered and when documentation is submitted.

FAQs
Can a building not designed and certified under LEED Canada NC or LEED Canada CS seek certification under this rating system?
Yes. There is no requirement for the building to have been certified against another LEED rating system prior to seeking LEED Canada EB:O&M 2009 certification.
What period of time is considered when evaluating the operations and maintenance performance of a building?
For initial certification, the performance period must be at least 3 months and no more than 24 months. A longer minimum duration, 12 months, applies to Energy and Atmosphere Prerequisite 2 and Credit 1. The performance period is the most recent period of operations preceding the application for certification.
What is the performance period for recertification?
Recertification requires demonstration of compliance for the entire period of time since the last certification. The minimum recertification performance period is 1 year, while the maximum is 5 years.
Can new credits be pursued during recertification?
Yes, credits not previously applied for can be pursued during recertification. During recertification, the performance period for any credits not previously applied for must be consistent with the performance period requirements of initial certification.
Can a building that has been certified under the USGBC’s LEED EB or LEED EB:O&M rating systems re-certify with the CaGBC?
Due to differences in the rating systems, buildings that have been certified under the USGBC’s LEED EB or LEED EB:O&M programs must certify with the CaGBC before they are able to re-certify.
Do renovations fit best under LEED Canada EB:O&M or LEED Canada NC?
Alterations that affect no more than 50% of the total building floor area or cause relocation of no more than 50% of regular building occupants may form part of a LEED Canada EB:O&M certification. Buildings with additions exceeding these limits should pursue certification under the LEED Canada for New Construction and Major Renovations program.
Do additions fit best under LEED Canada EB:O&M or LEED Canada NC?
Additions that increase the total building floor area by no more than 50% fit well under LEED Canada EB:O&M. Buildings with additions exceeding these limits should pursue certification under the LEED Canada for New Construction and Major Renovations program.
