Existing Buildings
The LEED® Canada EB:O&M 2009 rating system helps building owners and operators measure operations, improvements and maintenance on a consistent scale, with the goal of maximizing operational efficiency while minimizing environmental impacts. LEED Canada EB:O&M 2009 addresses whole-building cleaning and maintenance issues (including chemical use), recycling programs, exterior maintenance programs, and systems upgrades.
LEED Canada EB:O&M certification is unlike any other LEED certification in that it focuses on the operation and maintenance phase of the building lifecycle rather than the construction phase. Buildings may be operated and maintained for decades, and so under this rating system they must file for recertification at least once every five years to maintain their LEED Canada EB:O&M status.
As recertification requires demonstration of compliance for the entire period of time since the last certification, LEED Canada EB:O&M 2009 represents an ongoing commitment by building operators to continuously assess the environmental performance their buildings.

One of the benefits of CaGBC membership is access to supplementary LEED Canada documents and tools. In order to view these documents, you must be a Member and you must be logged in.
LEED Canada EB:O&M Letter Templates (xls) - support the required declarations for each of the prerequisites and credits under LEED Canada EB:O&M 2009. Project teams should note three things with respect to use of the LEED
Canada EB:O&M Letter Templates as follows:
- Macros MUST be enabled and Design Mode cannot be active for templates to function. For those using Excel 2007, please save the file in "Excel macro-enabled workbook" (.xlsm) format after downloading.
- Coloured borders around the options and graphics may become misaligned during use (this applies to the onscreen view only; printing is not affected). Adjusting the monitor's screen resolution or the "Zoom" settings under "View" in Excel usually resolves this issue.
- The LEED Canada EB:O&M Letter Templates have been formatted at a “Zoom” of 85%.
